Binghamton University and BCC Student Housing - Group or Individual Leases

As a small student rental housing company, JMR Properties owners Wade and Gretchen Kornet, will work directly with you to find you the best room or apartment to meet your location, budget, and living situation/roommate requests.
* Everything's included in your rent! No surprise costs....
Your rent includes all of your utilities, Specturm high speed Wifi, all furnishings and a kitchen package plus an in-house laundry. So, you won't get hit with extra or unexpected rental costs. You pay one price each month. (the only exceptions to this are the blue "city of Binghamton trash bags" that the city requires for trash removal) - our tenants buy these themselves for our location at 4 Charles St., and an extra flat fee for the use and/or rental of an window A/C unit.

- You're on your own looking for roommates to share with? Maybe you are new to the area or just out of the dorms. DON'T WORRY! We'll match you with other individual applicants who are looking to share too!
- You're looking for a one bedroom apartment just for yourself? Or, for you and a special friend? Great! We have one bedroom apartments too!
*Your comfort and safety are our top priority.
Our property has security cameras, and most units have keypad entry locking doors with additional deadbolts for your safety and security. Our property is up to all local city building codes and has been inspected by the city code department. Our property is well lit after dark with both motion sensor lighting and dusk to dawn lighting. Our property manager is wonderful and is available for any immediate repairs or concerns. And we are always available by email, text, or phone.

Each apartment's living room is comfortably and stylishly furnished. Our units have new leather reclining couches and chairs, or futons for overnight guests. We provide flat screen smart TV's, high speed Specturm Internet, and all window treatments as well as wall art. No need to spend extra money for anything. You just move right in and enjoy the space!
*Like pizza? We include everything you'll need for your KITCHEN, right down to the pizza cutter!
Our goal is to make your move-in and move-out as simple as possible, so in addition to including all utilities, furnishings, etc, in your rent, JMR provides all of your basic kitchen needs too. Microwave, coffee pots, toasters, a full set of dinnerware and flatware including mugs for those cold winter Binghamton hot coaco nights! Pots and pans, cooking tools, kitchen trash can, dish pan and drain board, broom, dust pan, and mop come with each apartment too! You'll have enough to pack in your car already - so we provide as much as we can to make your move-in and move-out easier.
*Let's talk BEDROOMS!
All JMR Properties bedrooms have queen, or double (full) sized beds, Each bedroom comes with a zippered sanitized mattress cover for your bed - just like the high end hotels use. Every bedroom chest of drawers, closet(s) nightstand and lamp, student desk, desk chair and desk lamp. Each bedroom in our multiple bedroom units has it's own keyed entry lock for personal privacy and security.
*DIRTY LAUNDRY - OH NO!!!
Yes, the laundry is all yours! But we provide a washer and dryer in the basement for your use at no extra charge.
*PARKING AND BUSES
Our Charles St. house comes with driveway parking for the two bed unit, and parking right in front of the house for the two one-bed units. Both the City of Binghamton and the blue Off-Campus College Transport (OCCT) bus schedules are available on line. Schedules can change, so we suggest you research this property if you are in need of bus transportation. Or call me and I can help you look it up :) The city has an amazing interactive system as does BU. For BU you can use SPOT. It's amazing!
*Woof woof - meow! PETS
We are pet lovers ourselves, but only a few of our units are suitable for certain types of pets, if at all. Please refer to our Pet Policy page for more information and then feel free to ask us questions about your furry friend joining you at our Charles St. property.

*Flexible Lease Terms
In addition to both group and individual leases, we offer many different lease term options to meet your academic needs. You may be in a shared unit with friends where one of you needs a full year's lease, but another only an academic year's lease. We'll work with you individually to meet your particular lease term needs.
